P1090411Well, it’s almost here. Before you know it, spring will be upon us. Trees are already budding and flowers in bloom will soon follow. This is a good time to perform some routine maintenance around the home.
Starting at the top, after the rainy season (what little we’ve had) is a good time to check the roof , gutters and downspouts. Clean all of the leaves and branches from the valleys and roofing, check for missing composition shingles, or broken or missing tiles or wood shake shingles. Also make sure to apply new mastic or sealant at all roof penetrations such as electrical, plumbing, and mechanical jacks/caps as needed. Next clean the gutters of all debris and clear the downspouts of any obstructions. If you have a roof-top air conditioning unit or split system with a ground condenser, make sure to clear them of debris from the winter and have the filters changed. You may want to consider hiring a heating and air conditioning company specializing in service work, to come out and perform these functions as well as check the freon level and test start the system to make sure everything is functioning properly — before the heat arrives.

While you’re at it, it’s a good idea to check all of the weatherstripping and sealants around all windows and doors and get any broken screens repaired or replaced. If you use a fireplace for heating, have the chimney cleaned at the end of the season and clean the clothes dryer vent while they’re at it – many companies providing this service will do both.
